Common questions

Frequently asked questions

A surveyor flagged a crack and my mortgage is on hold. Can you help?
Yes — this is one of the most common reasons people call us. A standard RICS survey identifies symptoms, but our Specific Structural Inspection (SSI) diagnoses the cause. Because our engineers are ICE-Chartered, our reports are accepted by all major UK mortgage lenders, giving them the confidence to release funds and save your sale from falling through.
Do I really need a structural engineer to remove a wall?
Yes. Your builder cannot legally start work — and Building Control will not sign off your project — without professional calculations for your steel beam (RSJ). We provide the exact technical pack your builder needs, including steel grades, padstone sizes, and connection drawings.
How much will it cost? I'm worried about open-ended fees.
We offer transparent, fixed-price packages. Wall Removal Calculations from £450, Specific Structural Inspections from £480, and General Structural Inspections from £585 — all inc VAT. You'll know the price before we start.
How quickly can I get my report?
We aim to visit your property within a few days and deliver your report or calculation pack within 3–10 working days of the visit. We know time is critical for many of our customers, especially if a house sale is involved.
Are my cracks dangerous?
Visible cracks are often caused by natural settlement or seasonal movement rather than active subsidence. Cracks wider than 1mm or that are diagonal, stepped through brickwork, or widening should be investigated. Our engineers use professional gauges to determine whether a crack is historic or progressive.
